Video-Poor Water Softner Installation Discovered During Brentwood TN Inspection

Water filtration systems are often found incorrectly installed during the home inspection process. Water lines made from metal are seldom correctly grounded where they have been spliced into to allow for the system. The discharge tube for the filtration system is often found tapped into the sewage drain line which is not allow due to the risk of back up sewage water contaminating the drinking water.

Video-Incorrect Built Patio Deck Found By Home Inspector Creates Safety Concern

Patio decks are often found incorrectly built during home inspections which can lead to catastrophic failure. Supporting beams and girders should not be supported by bolts but should rest on the notched section of the supporting vertical post.

Video- Defective ARC Fault Breaker Found During Nashville TN Home Inspection

ARC Fault Breakers are required in most jurisdictions to be installed in the electrical panel that control the power to all receptacles, lights and even the smoke detector in all rooms that are considered a bedroom. Their function is to sense an arc in a connection or appliance causing them to trip preventing a possible house fire. They should be tested annually and replaced if found defective.

Video-Home Found Built With Metal Floor Joist System During Nasville Home Inspection

Metal floor joist were found installed on one of our home inspections that I thought was worth videoing.
All of the electrical, plumbing, and HVAC ducts were installed through pre-punched holes and the ends of the joist were attached to the outer rim joist which was screwed to the exterior concrete wall. Not sure of the extra cost by it was a very nice looking and stable floor system.

Video- Poor Maintenance Found On HVAC Unit During Nashville TN Inspection

Filters on HVAC systems should be changed monthly to prevent debris from entering the coils of the unit reducing its efficiency to heat and cool the structure. It will also prevent the cooling coils from becoming clogged reducing the air flow of the system allowing mold to form and grow inside the unit as well as the ducts.

Video- Gas Appliance Vent Found Too Short Nashville TN

Gas appliance exhaust vents should protrude through the roof far enough where there is a minimum of 2 feet clearance between the top of the vent pipe and the closes portion of the roof. Clearances less than this can interfere with the exhausting of the gas units introducing carbon monoxide into the structure causing a safety issue.

Video-Water Heater Issues Found During New Construction Nashville TN

New construction found in small towns or rural areas are often found with safety issues that have yet to be enforced in their jurisdiction. Two issues found in such an area were found with an electric water heater. No safety overflow water pipe was found installed on the water heater’s temperature pressure relief valve and the backup drain pan under the unit should have been made from plastic instead of metal. Metal drain pans are for gas water heaters.
