Water Heater Back Up Drain Pan Info -Notes From Franklin TN Home Inspector

Water heater back up drain pans are designed to protect the floor of the structure in case of a leak from the water heater. The water heater’s tank wil eventually rust through and begin to leak when it reaches approximately 8 to 12 years of age. The drain line from the back up pan should be routed to the exterior of the structure where it is visible to the home owner so if and when the water heater fails they can be alerted.

Moisture can be a houses worst enemy. On a Nashville TN Home Inspection Ultra Sound found a floor structure that has been severely decayed by mold and fungi. Always keep your gutters cleaned out and properly channeling water away from your houses foundation as well as keeping your crawlspace floor covered with plastic.

Missing knock out plates are often found in electrical panels in homes that have been remodeled or who have a want to be handy man living amonst the premisses. Missing knock out plates expose dangerous electrical components that could seriously harm anyone who becomes in contact with them such as small children. Plastic filler plates can be purchased at your local hardware store and can be easily installed to correct this unsafe conditon.

Missing step and counter flashing are often found missing on structures where the shingles intersect with the brick veneer wall. Flashing is needed to prevent moisture from penetrating behind the shingles and into the building.
Defective/Leaking Plumbing Vent Pipe Boot Found by Spring Hill TN Home Inspector

One of the most common issue found when inspecting a roof that is 7-8 years old or older is a dry rotted plumbing vent stack boot. This allows water to penetrate the structure causing water damage to the ceiling below as well as allowing mold to form and grow. Boots should be inspected approximately every 6 months when they reach this age.
Unsafe Patio Guardrails Discovered by Nashville TN Home Inspector

Patio decks on older homes are often found with horizontal railing as part of the guardrail. This will allow infants to climb through the railing or use them as a ladder causing an unsafe condition. Current standards require vertical railing with no more than 4″ between each baluster or space. This type of guardrail is also required on any stairway with 4 or more steps.

Street Theatre Company’s Third Annual Fundraiser is Thursday, August 12, 2010! STC will transform Limelight, a premiere events facility in East Nashville, into a Vegas casino.
General admission ticket prices include $30,000 worth of playing chips, fine hors d’oeuvres, cash bar, silent auction and a stellar cabaret performance featuring STC company members.
