Video- Missing Step Flashing Found by Franklin TN Home Inspector

Step flashing is small sections of aluminum sheets form in an “L” shape that is required to be installed under each row of shingle that should extend up the back side of the exterior siding. This is needed to prevent moisture from penetrating the roof structure. To determine if step flashing is present on your roof, it can be viewed by lifting up the row of shingles installed next to the exterior siding.

Anytime shingles intersect with a brick veneer wall, counter flashing as well as step flashing should be installed to prevent moisture from penetrating the roof structure. This condition is often found.

Video- Condensate Found in HVAC Secondary Pan by Franklin TN Home Inspector

Primary drain pans inside of HVAC units discharge approximately 8 to 12 gallons of condensate per day during the summer months and often become clogged after years of service. Secondary drain pans are usually installed under these units when they are placed in an attic or above living space. When standing water is found in the secondary pan, this is an indication the primary pan has either failed or become clogged. The secondary pan should either have a drain line extending to the exterior of the building or a shut off float switch installed to shut down the unit to protect from any possible water damage.

Video- “Live” Electrical Wire Found in Crawlspace by Franklin TN Home Inspector

Electrical wires are often found on the crawlspace floor during a home inspection. Sometimes they are abandoned wires from a remodeling project and sometimes they are spare wires left by the original electrician in case other outlets or appliances are needed at a later date. The mentioned wire was found “live” or “hot” which create an unsafe condition for anyone accessing the crawlspace. The wire end should terminate inside of an approved electrical junction box and corrected by a qualified professional.

Video-Square-D Suspect Arc Fault Breakers Found By Franklin TN Inspector

Electrical panels manufactured by Square-D had a voluntary recall on Arc Fault Breakers produced between March and September of 2004. House that were built in 2004 with Square-D electrical panels should be further investigated to determine if the arc fault breakers should be replaced.

Video- Franklin TN Home Inspection Reveals Disconnected Electrical Ground Wire

During a home inspection, Ultra Sound Home Inspector found a disconnected grounding wire from the copper water pipe located above the water heater. This grounding wire is needed to provide a path for electrical current in case the water pipes become in contact with an electrical wire and also provides a secondary ground for the electrical panel. This is a safety issue.

Video- Unsafe Water Heater Found by Franklin TN Home Inspector

Gas Water Heaters are required to be installed on a stand that is a minimum of 18″ from the floor. This prevents spilt gases and fumes from automobile exhaust from being ignited from the water heater’s pilot light. This is considered by Home Inspectors as a safety issue.

Video-Poorly Installed Patio Deck Found During Franklin TN Inspection

Patio decks that are built on older homes or in rural areas are often found missing either the joist hanger brackets or the ledger strip that prevents the joist from pulling loose from the structure. Joist hanger brackets can be found at your local hardware store and can easily be installed.

A load bearing wall was found removed from a basement during home inspection directing all of the weight of the above structure on two small areas of the basement floor’s floating slab. This type of work is often found by home owners who either do their own work or do not hire a qualified professional.
