Water heater back up drain pans are designed to protect the floor of the structure in case of a leak from the water heater. The water heater’s tank wil eventually rust through and begin to leak when it reaches approximately 8 to 12 years of age. The drain line from the back up pan should be routed to the exterior of the structure where it is visible to the home owner so if and when the water heater fails they can be alerted.

Missing step and counter flashing are often found missing on structures where the shingles intersect with the brick veneer wall. Flashing is needed to prevent moisture from penetrating behind the shingles and into the building.

One of the most common issue found when inspecting a roof that is 7-8 years old or older is a dry rotted plumbing vent stack boot. This allows water to penetrate the structure causing water damage to the ceiling below as well as allowing mold to form and grow. Boots should be inspected approximately every 6 months when they reach this age.
Unsafe Patio Guardrails Discovered by Nashville TN Home Inspector

Patio decks on older homes are often found with horizontal railing as part of the guardrail. This will allow infants to climb through the railing or use them as a ladder causing an unsafe condition. Current standards require vertical railing with no more than 4″ between each baluster or space. This type of guardrail is also required on any stairway with 4 or more steps.

Head “greaser” Danny Zuko and new (good) girl Sandy Dumbrowski try to relive the high romance of their “Summer Nights” as the rest of the gang sings and dances its way through such songs as “Greased Lightnin’”, “It’s Raining on Prom Night”, “Alone at the Drive-In Movie” recalling the music of Buddy Holly, Little Richard and Elvis Presley that became the soundtrack of a generation.
