Seating: House opens 30 minutes prior to show time. Seating is open, in other words, the early bird gets the better worm. We do not, however, oversell performances, so if you have a ticket, you will have a seat. Another good reason to get a home inspection on a new house. The hole pictured in the duct system was found in the attic of a newly built house that was apparently not inspected when new. The first few years of the house, however, I’m sure had a nice conditioned attic. I would also assume the electric/gas bills were higher than normal. For this reason and many others, in the upcoming years, HVAC ducts will have to be pressure tested when installed to minimize the rist of such leaks.

Nashville TN Reveals Missing Electrical Knock-Out Plate

Electrical panels should be kept sealed with no opening or voids to prevent their dangerous high voltage components from being exposed. Often time during a home inspection knock out plates, that are removed to allow the installation of a breaker, are often found missing from the electrical panel leaving it in an unsafe condition. Filler plugs can be purchased from the local hardware store and should be installed to correct this issue.

Nashville TN, Inspector locates Incorrect Chimney Stack Flashing

Roofs are sometimes found leaking where the chimney stack protrudes through the roof. Home owners and amateurs sometimes attempt to install the necessary metal flashing needed to prevent water from penetrating behind the siding or brick on the stack. Step flashing should be installed under each individual row of shingles extending up the sides of the stack. Counter flashing or siding is then installed on top and down the sides of the step flashing.

The flashing pictured has been incorrectly installed on top of the shingles. Water damage was also found in the attic below this area.

TN Home Inspector Locates Damaged I-Joist

I-Joist floor system are becoming more common in today’s home building. They can be manufactured in different lengths and when installed correctly can be a great floor system. The center portion of the joist can be cut most anywhere to allow for plumbing pipes, electrical wires, etc., however, the upper and lower rib of the joist cannot be disturbed. Often times during inspections we find damage joist where plumbers have cut the upper rib to allow plumbing pipes to enter the structure. This damage should be repaired per the manufacture of the I-joist to prevent settlement or possible collapse of the floor system.
