New Construction Inspection


A new construction inspection is designed to provide the potential buyer comprehensive and detailed information about the property or investment they are negotiating to purchase. Issues found during this inspection give the buyer the opportunity to require the builder to make the repairs, re-negotiate the purchase price or the buyer may decide to totally walk away from the purchase.

Our series of new construction inspections can begin at the first stage of construction and can be scheduled to meet the balance of the major phases. These inspections allow us to identify and have corrections made early in the process and it detects issues that could be covered up or hidden with later phases of the construction.

Key causes:

  • mis-informed or “corner cutting” sub-contractors
  • non-English speaking labor pool
  • contractors with overlapping responsibilities
  • overworked and overburdened supervisors
  • on-site “cost cutting” modifications that deviate from the architectural drawings
  • mistakes or omissions

If the buyer is interested in a home that is already built, then a final inspection can be performed just before final walk through with the builder. Even though the house is essentially completed, issues documented during final walk-through can be addressed by the builder prior to closing. This inspection also gives new buyers important information on the systems, operation, and maintenance of their new home. Many defects found in this inspection can be corrected by the builder at no cost to the buyer.
