Franklin TN Home Inspector located water damage to the HVAC unit located in the upstairs attic. The primary drain pan which collects approximately 8 to 12 gallons of water a day during the summer months often becomes clogged allowing water to over spill the primary drain pan dumping water down the HVAC cabinet into the secondary drip pan. When found in this condition in the winter months, it cannot be determined if the unit has been successfully repaired. The outside ambient temperatures must be above 65 degrees before the ac unit can be operated.

Electrical appliances that are rated for 220 volt should have the proper size electrical breaker installed in the panel enclosure that are tied together so that if one of it’s 110 volt legs gets overloaded, it will trip both legs of the breaker. Floor structures are often found cut and damaged by plumbers making clearance for the plumbing drain pipes. During a Frankiln Home Inspection, Ultra Sound Home Inspections located a floor joist that had the upper rib knotched out which is not allowed per the manufacture. This reduces the strength of the joist and should be properly repaired by the mfg instructions.

Damaged roof truss members are often found during home inspections. Gusset plates that secure the joints of the trusses cannot be backed out of the wooden framing memeber greater than 1/32″ without the strength of the joint being compromised. Damage such as this along with broken or cracked wooden members should be repaired per the manufacture of the truss.

Water filtration systems are often found incorrectly installed during the home inspection process. Water lines made from metal are seldom correctly grounded where they have been spliced into to allow for the system. The discharge tube for the filtration system is often found tapped into the sewage drain line which is not allow due to the risk of back up sewage water contaminating the drinking water.
