Excessive HVAC Condensation Found During Franklin TN Home Inspection

Condensation is often found dripping from HVAC ducts during the summer months under houses in the crawlspace. When crawlspace vents are left open, hot humid air comes in contact with the cold ducts creating this condition. Gallons of water can be generated daily which can lead to fungi and mold in the floor structure. If there is not a moisture intrusion issue under your house, it is best to keep the crawlspace vents closed year round.

Roof structures are often found being supported by garage ceiings that were not designed to carry the extra weight of the roof creating sagging and cracks in the garage ceiling as well as settlement in the roof structure. Supporting beams and or trusses are needed to be installed to carry this additional weight.

October 29, 2011 – Pumpkinfest, the Heritage Foundation’s annual fall festival, attracts a crowd of 50,000 local and out-of-town visitors for a full day of autumn-inspired food, children’s activities, music, storytelling, hayrides, a chili cook-off, a costume contest, All Things Pumpkin and outstanding arts and crafts from 50 vendors.
The family oriented street festival held around the public square is going green for Halloween with a new emphasis on recycling and sustainability, lead by presenting sponsor Waste Management of Franklin. There will still be plenty of orange, but there will be a new emphasis on recycling, sustainability and saving the environment during the free event that happens on Franklin’s historic Main Street on the Saturday before Halloween.

Video- Unsafe Electrical Breakers Discovered by Franklin TN Home Inspector

Electrical appliances that are rated for 220 volt should have the proper size electrical breaker installed in the panel enclosure that are tied together so that if one of it’s 110 volt legs gets overloaded, it will trip both legs of the breaker.
