You all did a great job with the home inspection. The inspection was thorough and provided the level of comfort that I was seeking from a buyers perspective. The turnaround time of your report was great and the fact that the report including pictures with arrows pointing out the items identified was very nice. The fact that you took the time to adjust things that were “easy” fixes was nice too and shows that you all care about what you are doing and not just getting through the job. I would definitely recommend the Radon test as well as this relatively inexpensive test identified to my surprise that there was a problem and saved me money in the long run.
Of course, this is all contingent on the results you all provide on the house I am selling – just kidding, I know you all were thorough and fair and did a great job for the folks buying our current home. Dear Kimpy and Bill,
On January 1, 2011, I received an offer on my home in Memphis, TN. I had to make a quick decision to purchase a home in Franklin, TN that I only briefly visited in November. I was very nervous about this quick decision – I knew that the home was perfect aesthetically for my daughter and I; however, I was nervous about how sound the home was. I knew that I could put my mind at ease with a great home inspection. Not knowing anyone in the area outside of my real estate agent, Ginger Garland, I had to put all my faith with her recommendation for a home inspector. She recommended you (Ultra Sound) for my home inspection. She told me a story of how she sold a very old home years ago and she couldn’t find a home inspector to go into the crawlspace of the dilapitated structure. When she called you (Ultra Sound) and said that you didn’t ‘flinch’ about going under this old, dilapitated structure, she knew that she would be highly recommending you from that day forward. The ASHI certification also provided another level of comfort.
The inspection was ordered, scheduled and performed with great ease to me, especially since I was several hundred miles away for all of it. The report was not only thorough and professional, but I really appreciated you (Bill) answering, with great honesty, my the questions/concerns during our telephone conversation.

Video- Water Damage Found To HVAC Unit by Franklin TN Home Inspector

Franklin TN Home Inspector located water damage to the HVAC unit located in the upstairs attic. The primary drain pan which collects approximately 8 to 12 gallons of water a day during the summer months often becomes clogged allowing water to over spill the primary drain pan dumping water down the HVAC cabinet into the secondary drip pan. When found in this condition in the winter months, it cannot be determined if the unit has been successfully repaired. The outside ambient temperatures must be above 65 degrees before the ac unit can be operated.

RADON… WHAT EVERY HOME BUYER SHOULD KNOW!
Radon is a naturally occurring, odorless and colorless gas which is a byproduct of the nuclear decay of Uranium entrapped in the earth’s soil and rock formations.
In Tennessee this is typically Granite. Radon Gas is in the environment throughout the world and has a tendency to collect within building structures. Radon Gas can collect in homes of any foundation design (Basement, Crawlspace & Slab) regardless of the age of construction. The EPA recommends that all homes be tested for Radon Concentration Levels. This is typically performed at the time of sale.
The decay products of Radon Gas are radioactive particles which, when inhaled over a period of time, can induce Lung Cancer. The World Health Organization believes that in 2003 alone, over 22,000 people within the United States died of Lung Cancer related to Radon Gas. This makes it the second leading cause of Lung Cancer after smoking (which includes second hand smoke).
The Environmental Protection Agency (EPA) rates Middle Tennessee Area as a Level 1, which has the potential for some of the highest levels of Radon Gas within the United States. High
concentrations of Radon Gas can be found throughout Middle and East Tennessee.
An elevated level of Radon Gas can typically be brought to an acceptable level within a very short
timeframe when the mitigation is properly performed by a National Environmental Health Association (NEHA) Certified Mitigation Company.
